Overview

Private Lending Deal Desk is an iPhone app for sizing private and hard-money loans from the lender's side. Enter the deal and your lending limits, and it shows the maximum supportable loan, exactly which limit binds it, and what the loan structure costs.

It works out the rehab holdback, initial advance and borrower equity, then points, lender fees, interest reserve and the borrower's estimated cash at closing. Lending programs can be saved and reused, and any deal can become a one-page preliminary quote PDF.

Who it’s for
Hard-money, private and bridge lenders, loan officers and brokers, and fix-and-flip and BRRRR investors who want to understand how lenders size a loan.
The problem it solves
A private loan is limited by several tests at once (loan-to-value, loan-to-cost and loan-to-after-repair-value), and the tightest one decides the amount. Working through each test, then pricing points, interest and holdbacks, has to be repeated for every deal.
